Prediction on Human Resource of Real Estate Based on the Principle of Metabolism GM(1,1) Model

Abstract

Aim to the two problem of traditional gray-forecast model GM(1,1), we proposed an improved GM(1,1) model based on the principles of metabolism, and introduced its application in prediction on human resource of real estate. The improved idea is to consider simultaneously the following two factors: the selection of the initial conditions and the adjustment methods of model parameter. According to real estate practitioners nationwide data from 1993 to 2012, we predicted the demand of workers in 2013- 2015 by using the improved GM(1,1) model, the prediction precision grade of model is 1 (Excellent) (C=0.011<0.35, p=1>0.95). The demand for human resources of real estate industry in 2013-2015 are about 29431 thousands, 3186.5 thousands, and 3445 thousands, respectively, which provide a reference for government or corporate macro-decisions.
